The model is simple.
The first unit is not.
Almost nobody fails at running an apartment. People fail three steps earlier, and nearly always in the same three places.
Owners ignore a generic message
"I can manage your property" is what every aspiring manager sends. An owner who gets three of those a month deletes all three. What they answer is a message that names their listing, their current rate, and the number they're leaving on the table this quarter.
You have no track record yet, and it shows
Their real question is never "what's your fee". It's "what happens if you're bad at this". Without an agreement that removes that risk on paper, the honest answer is that they lose money and you disappear. That's why your first contract has to be structured differently from your tenth.
Month one goes badly and the unit is gone
If your first month under management is worse than their last month without you, there's no reference, no referral, and no unit two. Pricing is where that gets decided, not hospitality.
Here's how you'll reach €10,000/month
Step 1: Study the HostPro system
Fifteen levels, in order, nothing skipped. You get full support through the community and the weekly calls while you work through it.
Step 2: Lock your market and your offer
One city, one unit type, one commission structure, and a one-page proposal with the owner's own numbers on it.
Step 3: Sign your first owner
Most members get there in 2 to 6 weeks. The variable is outreach volume, not talent.
Step 4: Out-earn their old setup
You take a listing that underperforms and make month one better than their last twelve. That's what buys you the reference and the referral.
Step 5: Build the operations layer
Cleaning, pricing, guest comms and reporting run on systems, so unit five doesn't cost you five times unit one.
Step 6: Add units 2 through 20
At an average €480 per unit per month, twenty units is a €9,600 monthly business you can run with one assistant.
This isn't complicated. It's systems and execution, and the first owner is the only genuinely hard part. Do the work and you'll be rewarded.
